Valuation

Price
With the valuation in hand, it’s now time to agree on a selling price for your property.

Mandate
After the selling price has been agreed, our Sales Partner will present you with a mandate document which will give them permission to begin marketing your property. Once the document has been signed, the marketing process will begin.

Presentation
First impressions count, so it’s important that your property looks the part and appeals to the buyer. Our Sales Partner will advise you on any DIY jobs that need to be addressed, any rooms that need to be de-cluttered as well as any other aspects of your home that need a fresh look.

Marketing
To ensure your property sells as fast as possible at the right price, our Sales Partner will design and implement a tailor-made marketing plan perfectly suited to your property, ensuring no stone is left unturned in pursuit of the right buyer.

Viewings
Our Sales Partner will introduce potential buyers to your property through arranged viewings and professional show days ensuring quality showcasing and appreciation of your property.

Offer
Our Sales Partner will act as an intermediary during all negotiations, thereby eliminating the need for any direct contact between parties.

Agreement
Once you and your buyer have agreed on all aspects of the offer, you will sign the agreement of sale.

Conditions
Once the agreement of sale has been signed, there may be a few remaining details to take care of. For example, the sale might be conditional on some repairs being done to the property or a bond being secured by the buyer. Our Sales Partner will help guide you through this phase.

Completion
Our Sales Partner will handle this process on your behalf, instructing and liaising with attorneys - helping you to feel secure every step of the way. Our Sales Partner also handles all of the necessary certificates that are required and will organise the hand-over of keys. Our Sales Partner will also be on hand to help settle you into your new home and iron out any problems that may arise.

What commission should I pay in the event of a sale?

Naturally, you will pay the estate agent (at Rawson we call them ‘Sales Partners’) a commission for selling your property for you. There is no prescribed commission rate in South Africa. Every commission must be negotiated between the seller and the estate agency. However, at Rawson we recommend a rate of 7.5% plus VAT as this empowers the estate agent to invest reasonable marketing funds towards the sale. Commission is normally paid only after ownership of the property has officially been transferred into the buyer's name.

Besides commission, what other costs are involved when selling a property?

*The cost of Beetle and Electrical Certificates - which should be obtained before the property is transferred.
*Bond cancellation - The seller must pay up the balance of the existing bond on the property, if any, and/or pay a cancellation fee in respect of the cancellation of the bond.
